83 King Reposition

Seattle, WA

Making old new again

83 King, a historic brick and heavy-timber building in Pioneer Square, needed its dated lobby repositioned to support leasing adjacent storefront space and feel more open. The design highlighted the building's exposed brick and timber, added new finishes, updated restrooms and a lobby seating area, and a relocated security desk for better sightlines to the entry and corridor. To meet demand for bike commuting amid Seattle's rain, bike storage was designed with cleaning, repair, lockers, and showers, using colorful tile, an industrial feel, and painted brace frames to tie finishes together. The layout followed how people move through the space, from arrival and bike storage into showers and lockers, so the transition from industrial to comfortable felt natural.
