Reducing maintenance requirements

This project addresses 3rd and 4th floor exterior circulation paths originally designed to be enclosed at Lake Washington Institute of Technology’s Tech Center building. The paths suffered from chronic standing water and ice, damaging construction and creating ongoing slip hazards. LWIT's budget couldn't cover fully enclosing the area with storefront, leaving the problem unresolved. On site, Studio Vibrant identified rebar corrosion in the existing concrete, a further sign of damage from water.

SV proposed a thicker, sloped concrete topper over radiant flooring and new trench drains addressing the corrosion, keeping water out of existing construction, and melting snow and ice without the cost of full enclosure. This project also includes storefront seal repairs at the 4th floor west façade.
